Can anyone please tell me if it's possible to restrict the booking functionality only to logged-in users? I mean, the user must see the booking option, but he must be signed in to do it.

It's possible only to disallow users to select dates for booking for a particular listing:

In the next plugin update there will be a log-in form instead of the calendar
